An overview is enough to start

When a home holds many belongings, it is easy to feel that you must make a detailed inventory before asking for help. A simple room-by-room overview can be a more manageable first step. The goal is to explain what is present, what the family wants to keep, and which spaces need attention. You do not need to research a price for every item. VSP can discuss the contents and proposed work during an evaluation.

Living rooms and bedrooms

Note the main furniture, lamps, artwork, and useful household pieces in each room. Identify belongings that will move with the family or remain with the property. Mention large or heavy furniture that may be difficult to access. Share known damage, repairs, or missing parts when you can. Photographs of the room may help explain the overall contents, but they do not replace the team’s assessment or later cataloging.

Kitchens and dining areas

Look at cookware, dishes, serving pieces, small appliances, and dining furniture. Keep accessories with their associated items when practical. Tell the team if an appliance’s working condition is known. You do not need to decide which pieces should be grouped into lots yourself. The auction presentation depends on the inventory and item condition. Set aside everyday items you will still need while moving or preparing the home.

Home offices and hobby spaces

Review desks, bookshelves, office chairs, craft supplies, sewing equipment, and other hobby belongings. Secure personal papers, identification, photographs, and account information before those areas are prepared for auction. Check drawers and storage containers for private documents. For devices being sold, arrange appropriate removal of personal information and associated accounts. Explain which storage areas have not yet been reviewed so the team knows where further decisions are needed.

Garages, patios, and overlooked spaces

Include garage storage, outdoor furniture, garden equipment, sheds, and any other agreed areas. Mention stairs, lofts, tight access, or items that should not be moved until removal is planned. Keep useful attachments together. An overview of every relevant space helps explain the full project and the work needed after the auction. Do not assume an area is included unless it has been discussed in the scope of service.
