Start with the property and your priorities

An online estate auction presents the available contents to buyers through a bidding catalog. VSP Auctions & Estate Sales uses online auctions to sell estate and household belongings. The process starts with an evaluation of the contents, your timeline, and the property access. Share what the family is keeping and when the home needs to be cleared. We can then discuss the proposed work, fees, and responsibilities.

Staging and preparing the items

The team arranges suitable belongings so they can be photographed and described. Keep useful accessories with their items, and tell VSP about known damage or working condition. Items may be offered individually or grouped into lots, depending on the inventory. Personal papers, retained belongings, and items excluded from the auction should be set aside before cataloging. You do not need to prepare a retail-style display yourself.

Photography and cataloging

Each auction lot is photographed and cataloged for online bidding. Descriptions help buyers assess the item, including relevant details about condition, size, and contents. If you have useful information about a piece, share it with the team. Accurate descriptions are important; a label, memory, or guess alone may not establish an item’s maker, age, or authenticity. Ask how uncertain details will be presented in the catalog.

Promotion and online bidding

VSP promotes auctions through its subscriber audience and social media. Buyers review listings and place bids through the online auction platform. The catalog provides the auction’s own closing, terms, and pickup information. Buyers should review those details before bidding. The results depend on the inventory and bidder demand; selling online does not guarantee a particular price for an item or total proceeds.

Coordinated buyer pickup

After the auction, purchases are collected during the stated pickup period. VSP coordinates pickup and oversees item removal. Access planning matters for large furniture, stairs, parking, and gated communities. Discuss property restrictions early so pickup arrangements can take them into account. If you have items that must remain with the home, make those exclusions clear before they are photographed or offered.

Accounting and remaining contents

Ask how auction accounting, fees, expenses, and any seller payment will be handled under your agreement. The auction results and contracted costs determine the final accounting. Some belongings may remain, so discuss donation coordination and cleanout needs in advance. VSP can help move the project from selling the contents to clearing the property. An initial conversation about your goals is the best place to begin.
